Whether you’re buying or selling a home, the process can be stressful.  Our home inspection service will help give you peace of mind, rather than adding to the stress of the process. You’ll be given will given a categorized written report with useful information, photographs, observations and routine maintenance items as well as the onsite inspector’s  testimony at the time of the inspection.   Combined with the seller’s disclosure and your personal observations you might find this flood of information to be overwhelming.

Relax.

Most of comments in an inspection will be maintenance recommendations, information about life expectancies and minor imperfections. These are good things to know, however the issues that really matter will fall into four categories:

  1. Major Defects that identify items like structural failure;
  2. Items that lead to major defects, like damaged roof flashing;
  3. Items that may hinder your ability to finance, occupy or insure the home; and
  4. Safety Hazards like electrical short circuits

These material deficiencies will need to be addressed, and often can be corrected relatively inexpensively when you consider that they can protect both life and property.

WE are not “deal breakers.”

Most sellers are honest and are often surprised to learn of defects uncovered during an inspection.  Realize that sellers are under no obligation to repair everything mentioned in your report.  No home is perfect.  Keep things in perspective and your process will go smoothly.
